Custom, Tract or Spec Homes

Nearly every day in the United States a new house goes up for sale. The home is typically built by a builder using the same design over and over again. Most of these builders adhere to a specific set of patterns when building houses. These homes often referred to as spec homes, are marketed to be sold "as is" and are ready to be shown on day one.

A typical custom home is a site-specific home built from a unique set of plans for a specific client. A spec home builder will build the home to their plan and then sell it to another party. A tract or Production builder generally has model homes that will be the home designs built on these lots, which means they are selling pre-designed homes exclusively.

What many people don’t know is that you can build a custom home for less money than you can buy a spec or tract home. This is because when you build a custom home, you choose everything about the house and avoid the markup from contractors, salesmen, and middlemen. Yes, building a custom home is much more work but it can save you tens of thousands of dollars over buying a pre-built sale from an agent.

How We Build.

There are 1000s of home builders in Tennessee 100s in Nashville alone. Most of us use the same basic building process. This isn’t because we are copycat builders trying to cut corners/costs to line our pockets. Instead, we operate the same way for three basic reasons.

1. People have been building houses as long as they have been around and through trial and error, you learn from your mistakes and learn to refine a process. Cutting corners has proven to be harmful too many times to count.

2. Requirements of local, state, and federal government. Did you know, when building a home you are allowed to act as your own general contractor? Many people see this as a way to cut costs. What they don’t realize is that as a homeowner you are still required to pull the same permits and are held to the same standards as a licensed contractor. The proven building processes we utilize are there to protect you from having to waste your valuable time and hard-earned money.

3. Building with the same process actually speeds things up. Occasionally as we are sending plans back and forth with clients we will hear, “This is taking forever. Can’t we just break ground and fix these other things later?” What we have learned from 10+ years of experience is that taking your time and going through the right processes will save your project time later on down the road. There are a lot of moving parts to coordinate, sticking to a proven construction process is one way to ensure things will get done on time.

Contract.

Construction is a lengthy process that requires that contractors and clients work together closely. This is made easier if there are clearly defined terms from the outset. By signing a contract at the start, both parties know what to expect and can be reassured that things are being done correctly. Ideally, a well-written contract will protect both parties in the event of something going wrong with regards to a construction project.

 

Design.

Designing a house starts long before pencil hits the paper. Gathering inspiration, noticing the things you like or dislike about your current space, thinking about how you hope to use the space 1,5,15 or even 30 years down the road, all contribute to the design process. A skilled architect will help you make those considerations and put you on the right path with the plans for you custom home.

 

Build

The build starts from the ground up.
